MJA have been engaged by the client to conduct a design review of a refused DA scheme by another design practice. A new overarching design approach closely aligned to the aspirations of the local planning scheme have been reworked to provide the best possible outcomes for the site and surrounding neighbours.
Increased setbacks and deep planting zones to rear boundaries improve amenity for neighbouring sites and provides a reduction of dominance over Oxford Street. The new scheme embraces the coffee strip culture through flexible ground floor activation, providing flexible tenancies and alfresco options for day-night uses.
Re-configured floor plates allow for dual aspect apartments and the introduction of central voids to create vibrant courtyard spaces – open air summer and winter gardens enhance community living and encourage passive surveillance throughout the development.
The new façade expresses a family of buildings, working together to establish a consistent datum that reflects upon the history of Leederville – the built form is whimsical, sculptural and expressive, introducing a feeling of fluidity and mindfulness to Oxford Street.
